What is Home Watch?

Home Watch involves routine visual inspections of your unoccupied property to identify potential issues before they escalate into costly problems. While video surveillance and other tech offer some security, it can’t match the expertise and thoroughness of a professional. At Patron Home Watch, we recommend weekly visits for optimal protection, which also meets most insurance requirements. During each visit, we provide detailed, time-stamped reports, accompanied by photos, ensuring you have complete peace of mind about your property’s condition.

Is Home Watch required for insurance purposes?

Many South Florida insurance policies require a Home Watch service when your home is unoccupied. Standard policies often don’t cover homes left vacant for 30–60 days or more. Be sure to check your insurance policy for specific requirements, as some policies may not cover damage if water has been active in the home for longer than a set number of days. Regular weekly Home Watch visits help you stay compliant and protect your home.

Do you help with air conditioner maintenance?

Yes, we do! While we always recommend hiring a professional AC technician for major issues, we assist with basic maintenance. This includes addressing clogged condensate lines, inspecting for dry drain pans, ensuring the system responds to temperature adjustments, and replacing air filters to keep your system running smoothly.

What are your credentials?

With over 4 years in the Home Watch business and an extensive background in law enforcement and emergency management, we bring meticulous attention to detail to every property we care for, ensuring your home is in trusted hands.

How Often Do I Need an Inspection?

At a minimum, we conduct two inspections per month, but we highly recommend one inspection per week. Weekly inspections significantly increase the chances of catching issues early, minimizing the time they go unnoticed. While frequency can be a personal preference, it is often required by your insurance provider or HOA. Many insurance policies mandate that homes be inspected or occupied every few days, so check your policy for specific requirements. Regular inspections offer better protection and peace of mind.

Are You Licensed?

In the state of Florida, Home Watch is not a licensed profession. Some companies claim to be licensed and use it as a marketing tool, but there is no specific license for Home Watch services. However, at Patron Home Watch, we are fully insured and bonded, providing you with peace of mind. We are also currently enrolled in the Home Watch Academy to further enhance our skills and knowledge. With our extensive background in law enforcement and emergency management, we deliver professional, detail-oriented service you can trust.

How Are Repairs Handled?

We always contact you, the client, first before proceeding with any repairs. We will attempt to reach you via phone, text, and email, providing the issue in writing. No repair work will be done without your consent, unless the situation is an emergency requiring immediate action. This approach ensures your approval and protects you from unnecessary services or contractors looking to profit. Your peace of mind is our priority.

Do You Provide Vendor Access and Supervision?

Yes, we provide both vendor access and vendor supervision. While we can grant access to your home for vendors, we always recommend vendor supervision to ensure the job is completed correctly and that your property is respected and protected. Vendor supervision helps prevent misunderstandings, ensures that the work meets your expectations, and provides an added layer of security for your home.

Do You Offer Emergency Visits?

Yes, we offer emergency visits. After any tropical storm, hurricane, or at your request, we will perform a thorough interior and exterior walkthrough/inspection of your property. We will report any findings (or none) back to you, ensuring your property is safe and secure following any significant weather event or concern.

  • Monitor A/C equipment inside and out
  • Check for exterior weather damage 
  • Check for pest and insect infestations
  • Check ceilings, walls and floors for water damage
  • Flush and freshen toilets, run faucets and disposal
  • Cycle ceiling and bathroom fans during visit
  • Visually inspect underneath sinks for mold/mildew 
  • Look for mold/mildew throughout home
  • Cycle washing machine and dishwasher monthly
  • Review breaker panel for tripped fuses
  • Inspect garage and door operation
  • Inspect and ensure pool is free from debris
  • Ensure lanai is free from rips and tears. 
  • Collect mail, remove solicitations and newspapers 
  • Ensure lawn is being well maintained
  • Check and record thermostat temperature 
  • Ensure all lights are lit
  • Check that fridge is free from leaks, mold or mildew 
  • Ensure A/C filter is clean and replace when needed
  • Ensure main water lines are closed
