What is Home Watch?

Home watch is the essential practice of conducting routine visual inspections on your property to identify any visible issues while it remains unoccupied. Despite the benefits of video surveillance, it cannot replace the keen observation of an experienced professional. Having an extra set of eyes, ears, and nose can uncover potential problems before they escalate. We recommend weekly visits for optimal protection, although a minimum of two visits per month is typically necessary to fulfill home insurance requirements. Visual Interior and Exterior Inspections

We conduct a comprehensive visual inspection of the entire interior and exterior of your property and home looking for obvious issues. Our detailed reports include photographic evidence of any concerns we identify.
  • Door, Window, and Garage Security: Ensuring your property’s security is paramount. We meticulously inspect all doors, windows, and garage doors to confirm they are securely locked.
  • Lighting and Fan Functionality: We verify that all interior and exterior lights and fans are in proper working condition to maintain a safe and comfortable environment.
  • Ceiling Examination: Our inspection extends to ceilings throughout all areas in the home, including inside closets, to detect any signs of discoloration, moisture, or potential leaks that could lead to mildew or structural damage.
  • Water Source Rooms Inspection: Rooms with water sources, such as bathrooms, kitchen, laundry room, and garage, undergo thorough examination to ensure there are no indications of leaks, moisture, or discoloration.
  • Faucet and Drain Inspection: To prevent critter intrusion and maintain proper drainage, we run faucets in sinks and showers/ tubs during our inspections. We visually inspect water quality, drainage functionality, and for any leaks.
  • Security Check: Walk around the perimeter of your house to look for signs of vandalism, intrusion, theft, or damage. Inspect windows and doors for any breaches or attempted entry.
  • Pest Inspection: Scan for signs of insect, pest, or rodent infestation. Look for nests, droppings, or chewed areas around the exterior of your home.
  • Fences and Screens: Inspect fences and window screens for any damage or wear. Ensure they are securely attached and free of tears or holes.
  • Outdoor Equipment: Check outdoor furniture, grills, and other equipment for signs of wear or damage. Ensure everything is in proper working condition.
  • Landscaping Inspection: Walk the exterior property to identify any landscaping issues. Look for dry/dying plants, irrigation problems, or areas of standing water.
  • Package Retrieval: Bring in any packages or deliveries left outside to prevent theft or damage.
  • Pool and Spa Maintenance: Inspect the pool and spa for signs of issues such as water level abnormalities or equipment malfunctions. Check the surrounding area for safety and security.
  • Smoke Alarm and Garbage Disposal Check: Safety is our priority. We confirm that smoke alarms are intact and equipped with working batteries. Additionally, we inspect garbage disposals to ensure they are functioning correctly.
  • Temperature and Humidity Monitoring: We monitor and record temperature and humidity levels within the house, adjusting thermostat settings as needed to maintain optimal comfort.
  • A/C Filter Examination: Your comfort and air quality matter to us. If necessary, we inspect and recommend changes to A/C filters to ensure efficient operation and clean air circulation.
  • Odor Detection: Unusual odors can indicate underlying issues. We conduct thorough inspections to identify and address any unusual smells within the property.
  • Electrical Panel and Hot Water Heater Inspection: Safety is paramount. We inspect electrical panels for tripped breakers and hot water heaters for leaks or corrosion, ensuring your home’s electrical and plumbing systems are in top condition.
  • Window and Storm Damage: Examine all windows for cracks or damage.
  • Gutters and Drainage: Check gutters for blockages or damage. Ensure downspouts are directing water away from the foundation to prevent water damage.
  • Roof Assessment: Visually inspect the roof (from ground level) for signs of wear, damage, or deterioration. Look for loose or missing shingles, sagging areas, or damaged flashing.
  • HVAC System: Listen for any unusual sounds coming from the outdoor HVAC unit. Check the drain line for proper discharge to prevent water damage.
  • Exterior Plumbing: Test all exterior faucets for leaks or malfunctions. Ensure proper water flow and address any issues promptly.
  • HOA Compliance: If applicable, ensure the property is being maintained according to HOA regulations. Address any violations promptly to avoid penalties.
