Interior Inspection
- Visual Inspection: We thoroughly inspect the interior of your home for any obvious issues, providing detailed reports with photos.
- Security Check: We ensure all doors, windows, and garage doors are securely locked.
- Lighting and Fan Functionality: Verify all interior lights and fans are functioning properly.
- Ceiling Check: Examine ceilings for signs of moisture, discoloration, or leaks, including inside closets.
- Water Source Rooms & Cabinet Inspection: Inspect bathrooms, kitchens, laundry rooms, and garage for leaks or moisture, including checking inside all cabinets for any signs of damage or leaks.
- Faucet and Drain Inspection & Water Cycling: Run faucets, cycle water through sinks, showers, tubs, and toilets to maintain proper drainage, water quality, and prevent stagnant water.
- Smoke Alarm & Battery-Operated Door Locks: Check smoke alarms for working batteries and test battery-operated door locks, replacing batteries as needed.
- Temperature & Humidity: Monitor and adjust temperature and humidity levels to maintain comfort.
- A/C Filter & Maintenance: Inspect A/C filters, check the drain pan and condensate line, and perform basic maintenance to prevent blockages and ensure proper operation.
- Odor Detection: Check for unusual smells that could indicate hidden issues.
- Electrical & Hot Water Heater: Inspect the electrical panel for tripped breakers and the hot water heater for leaks or corrosion.
Exterior Inspection
- Exterior Visual and Perimeter Inspection: Conduct a comprehensive inspection of the home’s exterior, including a walk around the perimeter to check for signs of intrusion, vandalism, theft, or other issues.
- Pest Inspection: Look for signs of insect or rodent infestation.
- Fences & Screens: Ensure fences and window screens are in good condition, free of tears or damage.
- Outdoor Equipment: Check outdoor furniture and grills for wear or damage.
- Landscaping & Lawn Care: Confirm that lawn care has been done, inspect for dry plants, irrigation issues, or standing water, and de-weed the property as needed.
- Package Retrieval & Trash Collection: Collect any packages, remove solicitations, and take out or bring in trash bins as required.
- Pool & Spa: Inspect for water clarity, check water levels, and assess pool and spa equipment for any malfunctions. Ensure the surrounding area is safe and secure.
- Window & Storm Damage: Check windows for cracks or other damage.
- Gutters & Drainage: Ensure gutters are clear and downspouts direct water away from the home.
- Roof Assessment: Inspect the roof (from the ground) for signs of damage or missing shingles.
- HVAC System: Listen for unusual noises from the outdoor HVAC unit, inspect refrigerant lines for signs of damage or leaks, and ensure the condensate drain line is clear for proper drainage.
- Exterior Plumbing: Test exterior faucets for leaks or malfunctions.
- HOA Compliance: Ensure the property is maintained per HOA regulations, addressing any violations.
